Building Surveys

We are often instructed by Clients who wish to acquire the leasehold or freehold interest in a building in order to carry out an inspection and advise of any defects or other issues that will materially impact their enjoyment of the property, or otherwise represent a liability. Our surveys include an assessment of the building structure and fabric, M&E services, and external parts, as well as considering any shortfalls in compliance and environmental contamination.

We can also carry out the exercise for property owners prior to listing for sale, where are reports are included in the vendor’s sales pack. The benefits of this for the vendor is it expedites the disposal process as prospective purchasers do not need to commission their own surveys, and gives the vendor an opportunity to identify and address any issues raised by the survey ahead of listing.

Schedules of Condition

Our Schedules of Condition form a snapshot in time of the condition of a property, by including a description and photographic record of any defects and the general condition of a building. These are typically appended to leases to limit the tenant’s repairing obligations (see Dilapidations).

Planned Presentation Maintenance

Maintaining the structure, fabric and services of a building is a costly, and potentially disruptive, process.

We assist building owners and tenants alike on preparing a Planned Preventative Maintenance schedule identifying the building elements, likely maintenance works and costs over a period of years. This enables our clients to:

  • Budget and forecast their cash flow,
  • Schedule various elements alongside each other to make efficiency savings,
  • Procure works in a timely manner,
  • Reduce the need for costly and disruptive reactive works.

 

Reinstatement Cost Assessments

Insuring buildings for the correct amount is vital to prevent being under-insured, or equally insuring for too much and paying an unnecessarily high premium.

Many building owners have struggled with insuring their properties for the correct amount due to outdated valuations being superseded by inflation or even relying on an incorrect valuation methodology.

We carry out Reinstatement Cost Assessments utilising current construction rates and adjusting as necessary to suit the subject property giving our clients piece of mind when procuring building insurance.
