Landlord & Tenant

Lease Acquisition & Occupational Strategy

Overview

We advise both landlords and tenants on a full spectrum of lease events, including rent reviews, lease renewals, and lease acquisitions and lettings.

Our role is flexible, acting as appointed agents on behalf of clients where required, or providing clear, strategic advice to enable clients to act confidently in-house. This is underpinned by our multidisciplinary expertise, bringing together valuation and dilapidations insight to ensure decisions are fully informed, commercially grounded and aligned across the wider asset strategy.

Our approach

Lease Acquisition

Acquiring a leasehold interest represents a significant commitment for an occupier and plays a critical role in the long-term success of their business. It is essential that the chosen premises align with operational needs, support business objectives and minimise risk and ongoing liability, while enabling a smooth and efficient fit-out and occupation.

Our multidisciplinary approach ensures occupiers secure terms that reflect current market conditions, including appropriate rental levels and incentives, while avoiding unnecessary liabilities such as inherited disrepair. We also coordinate and advise on proposed alterations and fit-out strategies to streamline delivery and optimise the timeframe to occupation.

Rent Review

We act for both landlords and tenants in undertaking rent reviews, combining a detailed assessment of the property, the lease terms governing the rent review provisions, and prevailing local market evidence to establish and negotiate an appropriate revised rental level.

Our approach ensures outcomes that are evidence-based, commercially robust, and aligned with wider asset and occupation strategy.

Lease Renewal

We act for both landlords and tenants in relation to lease renewals at expiry, drawing on our multidisciplinary expertise to inform negotiation strategy and secure new lease terms that reflect prevailing market conditions.

Our approach ensures outcomes that are commercially balanced, evidence-led and aligned with wider asset objectives.

Dilapidations

Dilapidations represent a significant potential liability for both landlords and tenants and often arise alongside key lease events, whether during lease acquisition, throughout the term, or at lease expiry.

Our multidisciplinary expertise ensures dilapidations risk is identified early and managed effectively within the wider context of lease strategy, valuation, and asset management. This enables clients to make informed decisions that minimise exposure and support optimal outcomes.
