Acted on behalf of a tenant to respond to the landlord’s terminal schedule of dilapidations of this modern light industrial unit in Basildon.
We advised our client to carry out the works which we believed they were obliged to do as there was limited likelihood of the landlord redeveloping or substantially superseding those works. As part of the claim the landlord alleged that our client was liable for breaking out and recasting the concrete slab to rectify alleged defects. We successfully argued that these alleged defects were originated from the landlord’s works carried out prior to our client’s lease and achieved a substantial reduction in their dilapidations liability.
